TYPICAL GUIDELINES
- Standard program: loan sizes from $50K to $1M, and up to $3M with underwriter pre-screen. Up to 90% of purchase price and 100% of renovation costs, based on experience and credit. Up to 75% of after-repair value (ARV), and 70% for first-time investors. 12-month terms with extension options, and 18 to 24 months on select projects. Special program, for select scenarios and subject to eligibility and underwriting: loan sizes from $75K up to $5M, up to 95% of purchase price, up to 100% of rehab costs, up to 80% of ARV, 12, 18 and 24-month terms, and refinance options within six months of purchase.

Borrower types
Standard program: LLCs and corporations, with U.S. citizen, permanent resident or foreign national guarantors. Special program, subject to eligibility: LLCs; Series LLCs; layered entities; revocable trusts; corporations; individuals (natural persons).
Loan features
Standard program: 1-4 unit non-owner-occupied investment properties (single-family, townhomes, condos, PUDs and 2-4 unit), business-purpose loans only. Minimum credit score of 660, and 680 for first-time investors. Guarantor net worth of at least 10% of the loan amount. Leverage depends on completed projects and credit. Available in most states, with exceptions. Short-term, interest-only bridge financing for acquisition and renovation. Soft credit checks are available on select special program scenarios. Program terms and closing timelines vary. All loans are subject to underwriting.
